The challenge
Lumen had a beautiful warehouse studio and almost no visitors. New business relied entirely on referral and cold outreach, and the isolation was starting to show in the work.
The lease also carried a dilapidations liability that made every conversation about moving feel expensive.
What we did
We placed them in a ten-desk suite with a glass frontage onto the main studio floor, deliberately visible rather than tucked away.
Their creative director now runs a quarterly critique night in the event hall, open to all members, which doubles as the most effective new-business channel they have.
Client presentations moved into the boardroom, which meant they could invite people to a space they were proud of without maintaining one themselves.
Where they are now
Two of Lumen's four largest current clients were members of the building before they were clients. Total occupancy cost fell by more than a third against their previous lease once utilities, cleaning and insurance were counted.
